How halal home finance works

01

Diminishing musharakah

You and the provider co-own the home. You rent their share and buy it back in monthly chunks — ownership transfers to you over time, with a documented profit on the asset, never interest on a loan.

02

Ijara (lease-to-own)

The provider buys the home and leases it to you, with a promise that ownership transfers at the end. Rent payments include a profit margin — agreed upfront, like any halal business partnership.

03

Why it matters

Riba (interest) is among the most strictly warned-against matters in the Quran. Halal providers make homeownership accessible without it — with certification and supervision by scholars.

Finance questions, answered

01

Where is halal home finance available?

The UK has the most established market (several major providers), followed by Canada, Australia, the US, and Malaysia. In many US states Islamic financial cooperatives offer home finance too.

02

Is it more expensive than a mortgage?

Often similar or slightly higher — but you're paying profit on ownership, not interest, and many find the peace of mind worth it. This calculator helps you compare both scenarios.

03

Can I refinance my existing mortgage?

Yes — several providers offer refinance products that replace your interest-bearing mortgage with halal finance. Check with your provider about early-exit and transfer costs.

04

What should I check before committing?

Sharia certification (who supervises the product), the total cost vs alternatives, early settlement terms, and the profit rate's relationship to benchmark rates. Take your time — it's the biggest purchase of your life.

What this calculator is for

Buying a home is the largest financial decision most households ever make, and for Muslim families the structure of that finance matters as much as the number on the statement. A conventional mortgage charges interest on money lent, which falls under riba. Sharia-compliant home finance takes a different route: the provider partners with you in the asset, and earns a transparent profit on that ownership rather than interest on a loan.

This page estimates what one such arrangement would cost you. Enter the home price, your down payment, the term in years and an annual profit rate, and it returns an estimated monthly payment, the total payable over the term, and a line-by-line breakdown: property value, down payment, the finance amount (your musharakah share), total profit over the term, and the grand total. It is modelled as a diminishing musharakah, where you buy out the provider's share month by month.

Treat the output as a planning number, not a quote. Real contracts add valuation fees, legal costs, insurance and early-settlement terms, and the exact split between the capital and profit portions varies by provider. Confirm the structure and its sharia compliance with your local scholars and a certified halal home finance provider before you commit.

How to run the numbers

Four inputs, and you can compare scenarios in minutes.

Step 1

Enter the home price

The full purchase price of the property you have in mind. The calculator starts with a sample figure so the screen is never empty.

Step 2

Add your down payment

The amount you contribute upfront. The larger this is, the smaller the financed share and the lower the total profit.

Step 3

Choose the term

Pick 10, 15, 20, 25 or 30 years. A longer term lowers the monthly payment but raises the total profit over time.

Step 4

Set the profit rate

Enter the annual profit rate your provider quotes. Read across to the monthly figure and the full breakdown beneath it.

Reading the breakdown

01

Finance amount

This is property price minus down payment — the share of the home you and the provider co-own at the start. You buy this share back gradually.

02

Total profit

The provider's earnings on the asset over the whole term, agreed upfront and written into the contract. It is profit on ownership, not interest on money lent.

03

Total payable

Property value plus total profit. This is the honest figure to compare against a conventional mortgage's total interest, apples to apples.

04

Different contracts, different splits

Diminishing musharakah and ijara organise ownership and rent in different ways. Ask your provider which structure they use, and have your local scholars review the contract.

Halal finance questions, expanded

What is a halal mortgage?

It is a sharia-compliant way to finance a home, usually built on one of two structures. In diminishing musharakah you and the provider co-own the house, you rent the provider's share and buy it back in monthly chunks. In ijara, the provider buys the home and leases it to you, with a promise to transfer ownership at the end. The provider earns a documented profit on the asset rather than interest on a loan.

Is the profit rate the same as an interest rate?

The monthly figure may be calculated in a similar way, but the contract behind it is fundamentally different. In halal finance the charge is a profit on the property's ownership or lease value, agreed and written into the agreement — not interest on money lent. This calculator lets you compare the monthly cost either way, but the legal and spiritual structures are not interchangeable.

Is this tool financial advice?

No. It is an estimate for planning, built so you can see roughly what a halal home finance arrangement would cost before you start talking to providers. Speak to a qualified sharia scholar and a certified halal home finance provider, and take independent financial advice, before committing to any product.

Will a halal home loan always be more expensive?

Often the monthly cost is similar to a conventional mortgage, occasionally a little higher. The difference you are paying for is the structure itself — ownership and lease rather than interest — and for many families the peace of mind is worth it. Run your own numbers here to see how it looks for your price range.

What should I ask a provider before signing?

Ask which structure they use, who sits on their sharia supervisory board, what the early-settlement and transfer fees are, and how the profit rate tracks a benchmark. Take the contract home and read it with your local scholars.
